Want Your Kids Enrolled in a Top Ranking School? You're Not Alone.
A top concern for many families with young children is ensuring their home falls within the boundaries of a top rated school. It’s a high selling point when listing your home for sale and demand is higher for these homes. It's important that you discuss your desire to fall within a certain school board with a real estate agent who is familiar with the neighbourhood and it’s surrounding schools prior to purchasing a new home.
Buyers, instead of having to search through countless Toronto, Vaughan and Thornhill real estate listings yourselves - trying to find the right home close to a highly rated school within your budget – by hiring a knowledgeable real estate agent you'll quickly be able to identify not only those homes which fall within your budget and school zone criteria, but also those homes that have other details you may be interested in like a 2 car garage or a finished basement with walkout. Real estate agent commissions are paid for by the sellers so having a Realtor help you normally shouldn't cost you a penny.
Although school rankings are important for buyers with school-age children, your real estate agent will hopefully cover other factors to consider before purchasing a home. For example, parents who want to enroll their children in a private school may be able to purchase a home in a less expensive neighbourhood as opposed to an expensive neighbourhood with a top public school. In addition, schools that are not as highly ranked may sometimes offer unique scholarships or programs, which is why it is important that both parents and real estate agents perform some research prior settling on a school zone or particular neighbourhood.
Even if you are set on purchasing a home in an expensive area next to a top ranking school, this tends to be a good long term investment. Despite the higher price, consider the advantages of living next to a competitive school:
- Protection from the Fluctuating Real Estate Market
- High Resale Prices Should You Ever Need to Move
